What is a home measurement or floorplan service?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, an appraiser takes measurements of your home with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they note the layout of the rooms and other features, like closets, hallways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area of the house and the overall layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services necessary?

Property taxes

Property tax records frequently reflect inaccurate square footage because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more space than you own! Unless a certified appraiser has executed a recent valuation or home measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling your home

A home floorplan service will ensure that you're paid fair market value for your home. Area is one of the biggest elements potential buyers examine when purchasing a home — but since square footage values are frequently approximated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your property as well as the number of interested buyers. The only reliable method of using a definitive GLA when listing your home is to reference a recent appraisal or home measurement service executed by a certified appraiser (after any renovation that may have affected square footage).

For real estate professionals

To ensure that your client's property sells at a price that appropriately reflects market value, we suggest requesting a measurement of the property. Your clients, and especially potential buyers, will appreciate your scrupulousness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tool to attract potential buyers since they can view the layout and details of the house before and after a tour.
